Our story over the last 130 years…

Our business has now grown from its roots in the construction industry into a property management, investment and development company.

The business was founded by Joseph Pullan, a stonemason building for the railways during the boom years of 19th century. In 1885 he settled at Manor Works, Beeston, where the business prospered during the fast-paced development of Victorian Leeds that created an insatiable demand for factories and houses.

Following the death of the founder in 1924, his sons Ernest and Alfred formed the established business as a limited company, J Pullan & Sons Limited. Ernest took a keen interest in Leeds City AFC, to be constituted as Leeds United in 1927 and later became the Chairman and majority shareholder, holding the position for many years.

During the Second World War the company was called upon to carry out work for the Ministry of War, work which included the only ‘ship’ the firm has ever build; HMS Ceres, an inland depot for the Royal Navy.

Alfred’s death brought his son Cyril into the business together with Ernest’s son Norman taking the business forward as general contractors. In 1964 Norman’s son Neil, who had joined the company, spotted an opportunity to buy ‘infill’ development land strategically located between the town of Morley and the proposed route for the M62 motorway. The result was Howley Park Industrial Estate which now covers some 170 acres providing a mixture of warehouses, trade counter suppliers, distribution hubs and office units.

Throughout the 1960’s and 1970’s Pullans worked extensively with Associated Dairies (ASDA) sourcing and developing sites for ASDA supermarkets, amongst the first in the country.

The business has continued to build its property portfolio, developing its land holdings at Howley Park, Morley, Joseph’s Well in Leeds and Britannia Quarry adjacent to Howley Park Industrial Estate. In 2003, after more than 125 years, the construction element of the business was sold to its management team to enable Pullans to focus on the property business and joint venture projects, investing and further improving the quality, mix and sustainability of the portfolio.

The property business continues in the family with Mark Pullan and has relocated to the Joseph’s Well complex in central Leeds.

We are proud of our business’ heritage, both in the built environment and in the family values and ethos that have sustained and guided the firm for five generations.
